Why do some people gain weight easier than others?

I know part of this can deal with genetics, exercise, or metabolism but I was curious to see what else could play a role in obesity. An article shows that some people use calories at different rates. People that tend to eat more and their bodies use calories at a slower rate tend to gain more weight than a person who might eat less and have their body use the calories faster. Over eating could lead to obesity. We eat until we get a message telling our body we are full. For a person that is obese they may have something different with the chemicals in their brain that don't relay the same message. People that are overweight or think they are over weight could also be eating more because they are depressed about their body image and feel like there is no hope so they are eating when they aren't even hungry. Another example the article gave of eating when we aren't hungry is putting ourselves in situations we associate with eating such as going to a family members for dinner. Some medical conditions and medicines can also lead to an increase in appetite and weight. Lastly, the article talks about a chemical called leptin that fat storing cells in our body produce. People who are obese may not produce enough of this chemical which means that their body isn't telling them how much fat is being stored and they will still feel hungry even though they are putting on weight.
